One representative, on the owner’s side

On a high-end interior, the architect protects the design and the general contractor protects the build. The owner carries the budget, the schedule, the coordination between every party, and therefore the result.

When much of the specification is sourced from Italian and European production, lead times, certifications and freight carry a layer of complexity the US market does not, and run on a different clock from the jobsite. Every exchange costs a day.

Specification has a team, and construction has a team. The coordination between them does not, and that is where open decisions lose their owner and date, lead times are checked after orders are placed, compliance questions surface after commitment, and closeout runs past occupancy. On a single residence or a boutique development the owner absorbs that work directly, alongside everything else.

Corepoint holds the baselines and runs the control layer on the owner’s side: a weekly control pack, a monthly status and variance report, and a written go/no-go gate before finishes and installation begin. Open RFIs, submittals past their clock and lead times that no longer fit the install window are caught in writing, with an owner and a date against each one.

Full earned-value tracking is included where the contract structure gives visibility into actual cost. Corepoint holds no design authority, no contracting responsibility and no financial authority; it flags and sequences risk but does not absorb it.

FF&E Procurement Coordination

Procurement from specification baseline to final acceptance, sourced from US and EU production.Procurement from specification baseline to final acceptance, sourced directly from US and European factories, with bids at landed cost and orders tracked to delivery.

Pricing, lead times and production terms are gathered directly from factories in the US, Italy and across Europe, each inside its own working day and language. Bids are normalized to landed cost, certification gaps are found before commitment, and every order is expedited to ex-works and received against a written protocol.

Corepoint runs the process; contract and payment authority stays with you. Where a manufacturer sells only through a US dealer, Corepoint works through that dealer rather than around it. The fee is additional to the procurement budget, so value engineering reduces the fee along with the spend. No commission, rebate or referral fee is taken from any vendor.
